Common causes of delay, and how we avoid them
Partitions that block sprinklers or exits
New rooms change sprinkler coverage, detector positions and the distance to exits. Our MEP engineers review every layout before it is final.
Kitchen planned after the dining room
Restaurant kitchens need an extract duct route, fresh air, power, floor drains and grease interception. We check these at the site survey.
Load higher than the unit's supply
Kitchen equipment and server rooms can exceed the power given to the unit. We add up the electrical load during space planning.
Landlord guidelines ignored
Malls and towers set rules for shopfronts, ceilings, signage and building systems. We read their fit-out guidelines first and design to them.
Office interior design in Doha
Office interior design starts with headcount and departments. We plan desks, meeting rooms, reception, prayer room, pantry and server room against the area you lease. Towers in West Bay and Lusail usually hand over a shell with base air conditioning, sprinklers and fire alarm. Every partition changes those systems. A reflected ceiling plan is a drawing of the ceiling showing lights, grilles, sprinklers and detectors. We draw it together with the MEP drawings.
Restaurant fit-out design
Restaurant fit-out design is led by the kitchen, not the dining room. The menu sets the equipment, and the equipment sets the extract, fresh air, power, gas, water and drainage needs. We plan the flow from delivery to storage, cooking, service and washing, so clean and dirty routes stay apart. Food premises in Qatar must also meet food safety requirements set by the Ministry of Public Health.
The approvals that let a business open
A finished interior is not enough to open. The commercial licence for a premises depends on safety approval from Qatar Civil Defence, which reviews plans and inspects the premises. Alteration works can also need a municipal permit, and the landlord approves the design before work starts. We prepare the drawings for each review and handle the fit-out permit as a linked service. We cannot guarantee an approval or an opening date.

Do you build the fit-out or only design it?
We design, coordinate and obtain approvals. A fit-out contractor carries out the works. We can also manage the project under our project management service.
Do I need approval to change the interior of a rented unit?
In most cases, yes. The landlord will ask for drawings, and changes to partitions, electrical systems or fire systems normally need Civil Defence review. We confirm the exact route for your unit at the start.
Should I involve you before or after signing the lease?
Before, if you can. A short survey shows whether the unit has the power, drainage, extract route and exits your activity needs.
How long does fit-out design and approval take?
It depends on the size of the unit, the landlord's review and the authority comments. We agree a programme with you, but we do not promise authority review times.
