Floor Plan Design in Qatar: What to Prepare for Your Consultant
Planning a villa, office or renovation in Qatar? Prepare your floor-plan brief, existing drawings, room list and priorities before meeting your consultant.
A useful floor plan starts with a clear brief: who will use the space, what they need to do there and which parts of the building already exist. Whether you are planning a villa, an office or a renovation in Qatar, the information you bring to the first design conversation helps your consultant understand the job.
This checklist is for preparing a design enquiry. It is not a list of permit requirements; the submission route depends on the property and proposed work.
1. Explain what you want the drawings to achieve
Start with the purpose. Are you comparing layouts for a new home, reorganising an office, planning an extension or documenting an existing building?
A proposed floor plan shows an intended layout. An as-built drawing records existing conditions. A visual concept alone does not replace a coordinated drawing package for construction or an authority submission. Tell the consultant how the drawings will be used so the scope can be agreed.

2. Describe the property and share what you have
Provide the project location, building type and approximate size. For an existing space, identify the floors or rooms included in the work and whether it is occupied.
Useful starting material can include existing plans, a site or plot plan, photographs and any landlord design guidelines you have. Tell us when drawings may be outdated or dimensions are approximate. Your consultant can then confirm whether a measured survey is needed. Share private property documents through an agreed channel rather than a public comment or review.
3. Write a room and activity list
List the spaces you need and describe their use. A villa brief might cover bedrooms, family living, guest reception, storage, parking and outdoor areas. An office brief might cover staff numbers, meeting rooms, reception, storage and equipment.
Add the relationships that matter: spaces that should connect, activities that need separation, and areas where privacy or quiet is important. For a home, note any future family needs. For a workplace, explain expected changes in team size.

4. Separate essentials from preferences
Mark each request as essential, preferred or optional. Bring a few reference images and explain what you like about them: room proportions, natural light, storage or the relationship between indoor and outdoor space.
A reference image is a conversation starter. The layout still needs to respond to your actual site, building, budget and project constraints.
5. Set out budget and timing expectations
Share your intended construction or fit-out budget range and any target dates. Distinguish the date you need a design decision from the date you hope to start work or occupy the space.
Ask what the design proposal includes: survey work, layout options, revisions, architectural details, structural or MEP coordination, approval submissions and site support. These are different tasks; their inclusion should be clear in the agreed scope. An enquiry does not establish an approval or completion date.
6. Agree the next decision
Before the first meeting ends, confirm the information still needed, the next design deliverable and who will review it. Check the number of options and revision stages included in the proposal, and how changes to the brief will be handled.
